Air conditioning for new-build homes

By Airva Editorial Team · Reviewed by Airva Technical Review · Updated 13 July 2026

Modern new-build homes are built airtight and well insulated, which is great for warmth in winter but means they can trap heat and overheat in summer — especially in top-floor and south-facing rooms. Air conditioning is often the most effective fix.

Why new-builds overheat

  • Airtight construction keeps heat in once it builds up.
  • Large glazing adds solar gain.
  • Limited natural ventilation on hot, still days.

A good fit for fitted cooling

New-build construction usually makes installation straightforward — clean wall runs and a modern electrical supply. A single split suits one room; a multi-split cools several. A reversible system also adds efficient heating and cooling.

Check developer or estate rules and where the external unit will sit. For pricing, see the cost guide, or request an installer match.
